FLAHERTY & COLLINS – BELLWETHER

​Bellwether is a 248 unit mixed use apartment complex designed to place residents and businesses at the front door of Kansas City’s River Market. The building creates a strong connection to the neighborhood through active street frontage, commercial space, and a resident focused amenity terrace with a swimming pool and garden. Its relationship to the market and the park to the north brings everyday activity into direct connection with the surrounding community.

The building is organized around a concrete podium with 11 stories of cold formed steel framing above and a window wall glazing and cladding system that gives the residential volume a warm, finely scaled expression. Structured parking is located below, while the amenity terrace provides residents with shared outdoor space, planting, a swimming pool, and views toward downtown.
